First time signing in? Use the email address on your lease. If you haven't received a portal invitation, call the office at (415) 336-0151 and we'll send one.
You'll be taken to our secure payment and service portal.
For urgent maintenance (no heat, no water, flooding, gas odor, or a security concern) call (415) 336-0151 rather than using the portal.
Maintenance
We manage our own buildings, so repairs go to our own people, not a call center. Here's the path a request takes.
Describe the issue and add a photo if you can. Photos routinely save a visit and get the right part ordered the first time.
Routine requests are acknowledged within one business day. We'll confirm a window and note whether entry permission is needed while you're out.
Our maintenance staff handles most repairs directly. Specialty work such as electrical, plumbing, elevator, and roofing goes to licensed trades we've used for years.
The request stays open in your portal until the work is complete, so nothing quietly disappears.
Flooding, no heat, no water, no power to the unit, gas odor, a failed lock, or anything unsafe: call (415) 336-0151 immediately, day or night. For fire, gas leak, or a medical emergency, call 911 first.
Reset the GFCI outlet before reporting a dead bathroom or kitchen plug; check the breaker panel for a tripped circuit; and for a slow drain, try a plunger before a snake. If it persists, send it over.
Rent & Payments
Rent is due on the first of each month. The portal is the fastest and most reliable route. Payments post the same day and you get a receipt on the spot.
Card payments may carry a processing fee charged by the payment processor. Bank transfers avoid it.
Common Questions
We send an invitation to the email address on your lease. If it never arrived or the address has changed, call (415) 336-0151 and we'll reissue it.
Any change to who lives in the unit needs written approval and, in most cases, an application from the new occupant. Email the office before anyone moves in.
Pet policy varies by building. Ask the office about your specific property before bringing an animal home; assistance animals are handled separately under the law.
Written notice is required. Send it through the portal or by mail to 468 Green Street, San Francisco, CA 94133, and we'll confirm receipt along with move-out and deposit details.
Your building's ownership carries insurance on the structure, not on your belongings. We strongly recommend a renters policy; some leases require one.
