Crown Fortune Properties, Inc. was founded in 1986 as a San Francisco real estate firm working across four related disciplines: real estate, investments, management, and partnerships.
From our office on Green Street in North Beach we own and operate apartment, retail, and mixed-use buildings throughout San Francisco, Alameda, Marin and Sonoma Counties. We pride ourselves in architecturally significant buildings located in great locations.
Our approach is unfashionably simple. We buy buildings with good bones in neighborhoods people want to stay in, we keep them in repair, and we hold them. We are not assembling a portfolio to flip. Some of our properties have been in the same hands since the firm's earliest years, and we intend to keep it that way.
40 years in one market teaches you things a spreadsheet won't: which blocks hold their value through a downturn, which contractor answers the phone on a Sunday, and how much a roof really costs when you put it off.
Because we own what we manage, tenants deal with the people who actually own the building. When a request comes in, there is no owner to ask for permission. That is the whole point.

How we work
Deferred maintenance is the most expensive line item in real estate. It just arrives late. Roofs, drains, and systems get attention before they get urgent, and the original detail stays on the building rather than getting stripped off in a cheap remodel.
Management is in-house. Our staff knows which unit has the temperamental radiator and which storefront floods when the drain backs up. That knowledge doesn't survive a change of vendor every two years.
Turnover is costly for everyone. Fair dealing, quick repairs, and predictable communication keep good tenants in place, which is also the best thing that can happen to an operating statement.
San Francisco and Oakland rent regulation is intricate and unforgiving. We treat compliance as a core competency rather than something to hand off, because getting it wrong is expensive on both sides of the lease.
Where we work
We stay close to home on purpose. Every property we own is inside a radius our own staff can reach the same day.
